What does it take to cut through concrete at my house?

Concrete cutting means running a saw blade through a slab, a block wall or a brick wall to make a clean opening or take a section out. At Benchmark Lansing Concrete Company we do it for homeowners in Lansing, MI, and we keep the dust down with water on the blade or a vacuum on the saw.

Most people call us because something has to come out or go through. A sunken piece needs to be removed before a new driveway goes in, a basement floor needs a trench for a drain line, or a block wall needs a doorway. The price mostly comes down to how thick the concrete is, how long the cut runs and what's in the room around it. The schedule turns on permits and on whether we're digging past the slab. I'll give you your own figure in a written estimate once I've seen the job.

How we handle concrete cutting at your house

First I look at where the cut goes and ask for any drawings you have of the slab, because they help tell us what runs through it. Before the blade goes in, we check for anything buried in the concrete, since a saw that finds a wire or a water line finds it the hard way. Then we go over the setup with you, either wet cutting or a dust collection setup on the saw, depending on how much mess the room can take. After that we mark the line, make the cut, lift the pieces out and clean up before we leave.

A lot of cuts are the start of a bigger job, like taking out a cracked or sunken section so new concrete can go in, and we do that work too, from concrete driveway building to concrete patio construction. On those jobs I'd rather spend your money on the subgrade, the dug-out and packed ground the new slab sits on, than on a fancy finish, because a slab poured over loose fill settles just like the old one did. We also saw control joints into the fresh slab. Those are shallow grooves that give it a planned place to crack, so any crack follows a line we chose.

Permits, digging and street cuts around concrete cutting in Lansing

Lansing's Building Safety Office issues building permits, and the city requires them before construction or remodeling begins. So if your cut is part of that kind of work, the permit comes before the saw. If you're not sure where your job stands, the office welcomes a pre-application conference, which you can set up at 517-483-4355, and it can head off misunderstandings before anyone starts. When the job is ours, that question gets answered before we plan anything.

When the work goes past the slab into the ground, Michigan law requires a dig notice to the notification system at least 72 hours and no more than 14 calendar days before digging. Nonbusiness days don't count toward the 72 hours, so we file the notice and plan the wait into your date. If a cut reaches the street, the city's Department of Public Service makes the asphalt patch and bills whoever applied, which is worth knowing before the end of a driveway comes out. We do the same planning on jobs in East Lansing and Holt, where we check whose rules cover the address first.

How concrete cutting works

  1. Tell us about your cut

Call or send the form with where the cut goes and what's in the room around it. We'll set a time for me to come out.

  2. Walk the site together

I come out myself, look at the slab or wall, ask what the opening is for and go through any drawings you have. Then I send you a written estimate, so you see the cost before anything is booked.

  3. Check the office, set a date

Once you're ready, we find out which office covers your address and set a date that suits the job and the season. If we're digging past the slab, the dig notice wait comes before that date.

  4. Cut, clean up and walk through

I work the job with our crew from the first cut through the cleanup. Before we leave, we go over the finished opening with you.

Questions before you book concrete cutting

How do you find pipes or wires in a concrete slab before cutting?

We check what's inside the slab before the saw goes in, because cutting an electrical conduit can electrocute the person on the saw and a damaged water line can flood the floor. A radar scan can show that something is buried and how deep it sits. It can't show whether that line carries wiring, water or gas, so drawings of the house and what we see around the slab fill in the rest.

How do I keep dust down when cutting concrete inside my house?

Water on the blade cuts the dust down a lot, so a wet cut leaves far less in the air. One tool supplier suggests a shroud on the saw with a dust collector and a HEPA vacuum instead, which cuts more slowly but leaves no water to clean up and can't damage finishes. In a finished basement I usually lean toward the slower dry setup, and on a bare floor or outside, wet cutting gets it done faster.

What happens to the water and slurry from wet cutting concrete?

The water turns into slurry, a wet paste full of fine cement particles, and it's alkaline, so on most sites it can't just run down a drain. We contain it as we cut and clean it up before we leave, which is part of why the wet or dry choice depends on the room.

Do I need a permit to cut concrete in Lansing?

If the cut is part of construction or remodeling, plan on one, because Lansing requires a building permit before that work begins. A homeowner can print the application and send it in or get help at the city's front office. On a job we're doing, it's one of the things we sort out before a date is set.

How do I check a concrete contractor's license in Michigan?

Look at which trades are listed on the contractor's license, because Michigan's maintenance and alteration contractor license lists concrete among its trades and each license names the trades its holder is qualified to practice. You can check that with the state licensing office. Ask any contractor which license they hold before the work starts.

How much does concrete cutting cost in Lansing?

We price each cut after I've seen it, because the depth, the length and the setup the room needs change the work from one job to the next. Rebar, the steel bars inside many slabs, slows the blade, and a dry setup in a finished room takes longer than a wet cut outside. Hauling the pieces away and pouring new concrete afterward add to it, and your written estimate puts it all in one figure.

Why Lansing homeowners call Benchmark Lansing Concrete Company for concrete cutting

  • The owner looks at every cut

I come out to look at the job myself, and I work alongside our crew when we cut it. The person who planned your cut is on site when it happens.

  • Learned on my dad's pours

I grew up working my dad's jobs, from tying steel to finishing slabs, and started this business in Lansing in 2023. He taught me that the work you can't see after the job decides how it holds up, and that's how I plan a cut.

  • Licensed and insured before we cut

We're fully licensed and insured. A saw goes into material nobody can see through, so you want that settled before anyone starts.

  • Permits and inspections handled for you

When a job needs a permit, we take care of the application and the inspections with the office that covers your address, like Lansing's Building Safety Office, and keep you posted. You don't have to learn the permit process to get an opening cut in your floor.

On a cutting job, what counts most is knowing what's in the concrete before the blade touches it. Get in touch and I'll come take a look.

  • Concrete driveway building

When a cut takes out a cracked or sunken section, a new driveway on a dug-out, packed base means the replacement has firm ground under it.

  • Concrete patio construction

Once an old patio is cut out, we can pour a new one sloped so rain runs away from your house instead of toward it.
