Agreeing to these terms
These terms apply when you use the Benchmark Lansing Concrete Company website or hire us for concrete work. By browsing the site, calling us, sending a request through our form or booking a job, you agree to them. If you don't agree, please don't use the site or book work with us.
When we do a job for you, we'll also give you a written estimate or agreement. If that document and these terms ever disagree, the written agreement for your job wins, because it covers your specific property and scope.
What we do
Benchmark Lansing Concrete Company is a concrete contractor in Lansing, MI. We build driveways, patios, sidewalks, steps, garage floors, slabs, footings, foundations and retaining walls, and we do stamped and decorative concrete, concrete cutting and foundation raising for homes and businesses in Lansing and the cities around it.
The service descriptions on our home page and service pages explain our work in general terms. They aren't a promise that a particular service or method fits your property. That's decided at the on-site estimate. You can read more about how we work on our About page.
Estimates and pricing
We give free on-site estimates, and there's no pressure to book. Your estimate is based on what we can see and measure that day, including the size of the area, the thickness the slab needs, access for trucks and equipment, how much old concrete comes out and the finish you choose.
Some conditions only show up once the old slab is out or digging starts, like soft or wet subgrade, which is the soil the new slab sits on, buried debris or roots. If we find something that changes the work, we'll stop, show you and agree on any added cost with you before we go further.
Prices on an estimate hold for the period written on it. After that, material and labor costs may have changed, and we'll update the estimate before scheduling. Changes you ask for after the work is agreed are added in writing, with any change in price.
Scheduling, weather and cancellations
We schedule pours around the weather because rain, freezing temperatures and extreme heat all weaken fresh concrete. If conditions on your pour day put the quality of the slab at risk, we'll move the date and tell you as soon as we know. Weather delays aren't a breach of your agreement by either side.
If you need to cancel or reschedule, please call us at (517) 246-3566 as early as you can. If we've already ordered materials, set forms or done site prep, you may owe for that work and those materials, as your written agreement explains.
Concrete needs time to cure, which is the waiting period while it hardens and gains strength. We'll tell you when it's safe to walk and drive on your new concrete, and damage from using it sooner isn't covered by us.
Payment
Deposit amounts, payment due dates and accepted payment methods are listed in your written estimate or agreement. Final payment is due when the work is complete as described there, even if the concrete is still curing.
If a payment is late, we may pause remaining work until it's settled, and we may use the collection and lien rights Michigan law allows contractors.
Your part of the job
You agree to give our crew safe access to the work area, to tell us about anything buried there that we should know about, like sprinkler lines, drain tile or septic parts, and to confirm where your property lines are. Where a permit is required, your written agreement says who is responsible for getting it.
Please keep people, pets and vehicles off fresh concrete until we say it's ready, because marks and early cracks from that use can't be undone.
What concrete can and can't promise
We stand behind our work, and your satisfaction is guaranteed. If something isn't right, tell us and we'll come look at it. Any specific warranty on your job is the one written in your agreement, and nothing on this website adds to it.
Concrete naturally shrinks and moves, so small hairline cracks can show up even on a well-built slab. We cut control joints, which are planned grooves that give the slab a place to crack in a straight line where it won't show much, but no contractor can promise a slab that never cracks. Color, texture and broom finish can vary from patch to patch and from samples or photos, because every pour cures a little differently.
We aren't responsible for damage caused by things outside our control, including deicing salt, heavy vehicles the slab wasn't built for, ground settling beyond our work area, tree roots, drainage changes made after the job, or poor maintenance.
Limits on our liability
Benchmark Lansing Concrete Company is fully licensed and insured. To the extent Michigan law allows, our total liability for any claim about a job is limited to the amount you paid us for that job, and we aren't liable for indirect or consequential losses such as lost use of your property, lost income or emotional distress.
This website is provided as is. We work to keep it accurate, but we don't promise that every page is complete, current or free of errors, and you shouldn't rely on general information here in place of an on-site estimate.
Settling disagreements
If you have a problem with our work or a bill, call us first so we can come out, look at it and try to fix it. Most issues get settled that way.
If we can't agree, either of us may suggest mediation before going to court. Any lawsuit must be brought in the state or federal courts serving Ingham County, Michigan, unless the law requires otherwise.
Which law applies
These terms and any work we do for you are governed by the laws of the State of Michigan, without regard to rules that would apply another state's law.
Changes to these terms
We may update these terms from time to time, and the version posted on this page is the one that applies. Changes don't affect a written agreement you've already signed with us.
